In 2005, Housing SA embarked on an ambitious project, re-examining the models of housing and current development within the construction industry. Inspire at Noarlunga, a new housing project, is a result of this investigation.  Located at Noarlunga Centre, Inspire offers a sustainable and unique style of community living.  This is not only achieved from an economical and environmental perspective but also from a social viewpoint.

 

Central to the project plan is Inspire’s re-assessment of traditional household development planning methods, including the sustainable use of land.  For example, shared vehicle and pedestrian roadways or ‘Homezones’, have reduced the overall roadway width, while encouraging alternative transportation.

 

The construction industry has, in the past, had negative effects on the environment through wasted resources and poor construction practices.  Inspire is committed to ensuring that the environment is not adversely affected.  For example, work undertaken by WATPAC JMS Civil and Mining has involved only minimal environment displacement.

 

In 2008, Housing SA entered into a partnership with Normus Urban Projects to develop housing design for Inspire Stage One. The resulting designs deliver sustainability beyond current regulatory requirements, with most homes achieving an average 6.5 star rating. Some of the sustainable design elements include ‘passive’ heating and cooling techniques and water conservation measures. The first footings were poured in February 2009, and Stage One is now complete. Stage one consists of 27 houses.

 

In 2009, landscape architect, Oxigen, was appointed along with Landscape Construction Services to deliver environmentally sensitive landscape design to Inspire Stage One.  This included efficient irrigation system design, the planting of native vegetation, street landscaping and the construction of Inspire’s ‘green areas’.  Furthermore, I & S Psarrras Concrete brought to life Inspire’s public spaces by their spectacular streetscape paving and finishing.

 

The construction of Inspire Stage Two is now underway, with 34 allotments available as house and land packages. Normus Urban Projects are again constructing homes through agreement with Housing SA.  Six architect-designed homes are on offer, in line with Inspire’s commitment to provide a variety of housing styles to suit all potential homeowners.

 

The architectural designs are similar in style to Inspire Stage One and are based on the same sustainable design principals. The comprehensive packages include all site works, foundations, retaining walls, fencing, front landscaping, driveways and paths. Inspire Stage Three planning is now well underway. Stage Three will comprise 23 apartments, 12 town houses and 4 ‘Mews’ apartments, forming the southern gateway to the project.

 

Inspire is one example of how Housing SA is working with the private sector to provide more affordable and environmentally sustainable housing that is close to transport and services.
